International demand shows no signs of slowing, the supply of quality product remains structurally scarce in the most sought-after areas, and interest rates — although still above historic lows — have begun to ease, bringing back buyers who had postponed their decision.
This guide sets out current price ranges in the main Costa Blanca municipalities, analyses the trends shaping the market, and highlights the areas with the greatest appreciation potential for buyers arriving in 2026.
Methodology: how to read the price data
The price ranges presented in this guide are based on closed-transaction data from our own portfolio, figures published by the Colegio de Registradores de España in its quarterly mortgage-market statistics, and the Housing Price Index from the Spanish National Statistics Institute (INE). Ranges are indicative and should be checked against the specifics of each property: condition, floor, views, year built and finishes all cause significant deviation from the average.
Prices by municipality in Northern Costa Blanca (2026)
Jávea (Xàbia)
Jávea is one of the most mature and resilient markets on the Costa Blanca. Its three-way layout — old town, port and beach area — creates micro-zones with their own dynamics. The most active international buyers are German and Belgian. Average price: €3,800-6,500/m² for quality homes. Beachfront villas or those with open sea views: from €5,000/m² up to figures exceeding €10,000/m² for the most exclusive examples.
Moraira
Moraira is the go-to destination for buyers who value exclusivity and low density above all else. Land supply is very limited, making this one of the most defensive markets on the Costa Blanca against price falls. Average price: €4,500-8,000/m². Belgian, Dutch and German demand is very active.
Altea

Average apartment price: €3,500-5,500/m². Signature villas: €5,000-9,000/m². The old town has its own price levels that fall outside conventional statistics.
Calpe
Calpe offers a combination of more accessible pricing than Altea or Moraira, with a privileged location at the foot of the Peñón de Ifach (a designated Natural Municipal Site) and two bays. Average price: €2,800-4,800/m². High appreciation potential in hillside areas with views of the Peñón and the sea.
Benidorm and Finestrat
Benidorm operates a dual market: resale product in established areas (Levante and Poniente) trades at €2,500-4,000/m², while new-build product in Finestrat (on the hillside overlooking the bay) reaches €3,500-5,500/m² for apartments and exceeds €5,000/m² for penthouses. Villajoyosa (La Vila Joiosa)
Villajoyosa is the municipality with the greatest appreciation potential along the north-south corridor for objective reasons: current pricing well below its neighbours, improving connectivity, quality new-build projects, and a strategic location between Benidorm (15 km north) and Alicante (25 km south). Current average price: €2,200-3,500/m². For buyers focused on medium-term appreciation, Villajoyosa deserves priority attention.

Alicante city
Alicante city is undergoing a transformation unprecedented in decades. Demand from digital nomads, international professionals, and buyers seeking urban infrastructure combined with sea access has driven up prices in the historic centre, Santa Cruz, El Barrio and the seafront promenades. Average price: €2,500-4,500/m² depending on area and quality. New-build in expansion zones: €3,000-4,800/m².
Orihuela Costa
Orihuela Costa — encompassing Playa Flamenca, La Zenia, Cabo Roig and Campoamor, among other areas — is the market with the highest transaction volume among mid-to-upper-income European buyers on the Southern Costa Blanca. Average price: €2,000-3,800/m². New-build product in residential complexes with top-tier common areas: €2,800-4,200/m².
Guardamar del Segura
Guardamar combines pine forests, fine sandy beaches, and a growing quality new-build market. Demand is especially active among Scandinavian, Polish and German buyers. Average price: €2,200-4,000/m². Good value for money in the segment of new sea-view apartments.
Trends shaping the market in 2026
Northern Costa Blanca keeps getting pricier, Southern Costa Blanca stays more competitive. The price gap between the north (Jávea, Moraira, Altea) and the south (Orihuela Costa, Guardamar) has widened over the last three years. The north is getting more expensive, driven by scarce supply; the south remains accessible thanks to greater land availability. But the gap is slowly narrowing due to spillover demand.
Polish buyers are pushing up prices in specific areas. The presence of Polish buyers — especially in Orihuela Costa, Benidorm and Calpe — has created micro-zones where demand from this profile pushes prices upward and builds an established community that fuels further demand.
New-build now commands a premium over resale. In 2023-2024 the average gap between new-build and resale was 15-20%. By 2026 that gap has widened to 25-35% in the most active markets, driven by construction costs and demand for current-standard finishes.
The Golden Visa’s residual effects. Although the Spanish government abolished the property-based Golden Visa in early 2025, the flow of investors who took positions before the closure is still affecting the higher-priced markets. The impact is residual but visible in the segment above €500,000.
